- 15 dunams for a masterplan for a sustainable community life in Ein Hud
Urban development plan of a Palestinian lived centre, sited in Israeli territory, can determine technical obstacles in planning, because of mandatory to cope with law acts and social-political hierarchies of uneasy comprehension and overall in continuous evolution. Israeli territorial planning next to Ein Hud is of complex nature, development and military control are the reasons that have generated, in the last decades, different solutions of administrative territorial limits. Our planning approach is based on the study of territory, keeping distant from the political - historical conflict reasons that can affect a correct planning, the pursued objective has been a compatible and sustainable urban development with the altimetric site conditions, the actual rich environmental treasure, and with the particularly agricultural nature of the local economy. The real problem to solve with the new proposition of masterplan is not the dimension of lived centre: 80 dunams o 170 dunams, but the urban and environmental quality, it needs to design an urban area with the respect of the characteristic of the hill that recover it, respecting the botanical species present in the site. « Tout est question de perseverance, de travail, de courage. Mais le courage est un force intérieure, qui seule peut ou non qualifier l’existence. » Le Corbusier 1965 « L’ordre La maison, la rue, la ville, sont des points d’application du travail humain ; elles doivent etre en ordre, sinon elles contrecarrent les principes fondamentaux sur lesquels nous sommes axés ; en désordre, elles s’opposent à nous, nous entravent, comme nous entravait la nature ambiante que nous avons combattue, que nous combattons chaque jour » Le Corbusier - Urbanisme - Paris 1923 Perseverance, work and courage of the 255 habitants of Ein Hud, has been recompensed with the Israeli acknowledge of the village, the urban planning must now establish the order of the future urban areas, to guarantee the correct demographic, social, economic and mainly cultural growth of the community. Experimental feature of the project that we here propose uses and translates the anatomy of an on-site fish species: Epimephelus haifensis, determining a hierarchy of shapes that design the totality of area for present growth of village. It is important to signal that the heart of fish overlaps the centre of mosque.
+1. New municipal line
The previewed urban structure has a dimension of 152.600 square meters, sub-divided in three areas: Old village (28%), Area for present growth of village (42%), area for future growth of village (30%), the expansion areas are planned in the east zone of actual village. The new municipal line has been determined in relation to the forces of the territory and considering a plan of demographic development that foresees the increase of population form the actual 255 habitants to the 1055 in the next 50 years.
+2. Concept for land use
The areas of the new housing estates have been defined, subdivided in five tipological assets: two-levels villa for the area of the old village, Type A three-levels with two simplex and one duplex, Type B two-levels isolated villas, Type C four-levels array house, Type D three or more-levels array houses and one floor level for commercial locals. Inside of the areas for the previewed public infrastructures, have been inserted some buildings as cited in Corbusier architecture that have made the story of architecture of last century. The aim has been double: to suggest the typological and architectonic address of the public buildings, to propose a link with the experience of planning of Chandigarh in Punjab, where a social organization linked to the urban space quality has been defined. Old village (28%): - The existing blocks have been conserved, the road asset has been reviewed following the major axes, in order to facilitate the links with new areas of development, new blocks of housing estates sprawling towards south area and new areas for green park have been previewed. Intervention policy in the old village has been of conservative feature.
Area for present grow of village (42%): Public infrastructures have been previewed: the Multifunctional Centre, The City Hall, the Kindergarden, the Medical Clinic, has been previewed an area for a new housing estates (Type A). In this sector of expansion we can find the green lung of Ein Hud, constituted of a system of two big green parks, three big agriculture areas where existing cultures are improved, and a system of kitchen gardens previewed in the rears of residential buildings Type A.
Area for future grow of village (30%): Demographic development, will be adsorbed from the east sprawling, with three typologies previewed in the area: Type B, Type C, Type D, besides of are present the area for tourist development and the area for commercial development. The east connection with the surrounding agricultural land can be made through two big green parks. Spaces for parks have been previewed in order to serve public spaces and next to the main road axes, in the residential buildings Type A is previewed parking area in floor basement, Type B and C in parts next to the private gardens. Resuming, a community living in the heart of village has been planned, where there are the public areas, the green areas useful to the sport and recreational activities and the Multifunctional Centre, young people reach schools passing through parks, either coming from the old village or coming from the area for future grow of village, The unique previewed demolition of a building has a simbolic feature and is a product of the attention paid to the mosque and to the surrounding area, we have defined a green park in front of the religious building, from which a series of two buildings are born (Kindergarten, Multifunctional Centre) and the upward pavement that allows to reach the summit of the village, the theatre and the panoramic tower.
+3. Architectural design for a new multifunctional community/art/education/hospitality centre
Guided from the urban anatomy design, the area voted to the Multifunctional Centre is the fish’s swim bladder, and it sprawls for a covered surface of 2.900 square meters. The complex is in the heart of the village, served by a road axe, to the north bordering on agriculture area, to the east with a green park, to the west with the park of Kindergarten that arrives to the garden of the mosque. The building has an entrance area at 257.00 m quote, the area of access to the theatre is reached at 260.00 m quote, the exposition rooms are in the unique floor of the building at 265.00 quote. The building on a unique level, is composed of a court served the rest room and the library area, of a theatre next to the panoramic tower and of external meeting and aggregation spaces. The panoramic tower is the unifying symbol element, from the summit is possible to appreciate the beauty of existing natural parks, different settling realities of village, the Mediterranean sea.
